7 Things Transforming Phuket's Property Market

Phuket's next few years are already decided, but they just haven't shown up in property prices yet. Seven projects, all funded, under construction, or formally committed, are about to change which parts of the island are worth investing in, and which get left behind.

1. Airport Expansion – THB 10 billion (~USD 306 million)

2. New Andaman Airport in Phang Nga

Just across the water, the Andaman Airport – a second international gateway for the Andaman coast – is taking shape on a 7,300+ rai site in Phang Nga Province, part of a combined THB 150 billion programme with a sister airport in Lanna designed to handle more than 20 million passengers a year and up to 43 flights an hour between them. It's still at the feasibility stage rather than under construction, but two airports serving one relatively compact stretch of coastline is a signal about where Thailand expects growth to land.

3. Light Rail – 42km, 21 stations

The Phuket Mass Transit System will be the island's first mass transit line ever, running from the airport through Phuket Town and ending at the Chalong Five-Way Intersection. Per MRTA's own project page, Cabinet approval for construction isn't expected until February 2028, construction starts around September 2029, and it's scheduled to open in December 2032. That's a long runway – which means the pricing advantage for property near a future station is still fully available right now, before the rest of the market starts paying attention.

4. New Roads – a 30.62km expressway and a tunnel

A North-South Expressway running through the Muang Mai-Koh Kaew-Kathu corridor, combined with a 3.98km tunnel connecting Kathu to Patong, are aimed squarely at the problem that's defined Phuket for decades: one main road, one mountain range, and traffic that overwhelms both every high season. The tunnel's exact toll and lane specifications are still being worked out in Bangkok as of this year – but the intent of a faster, safer route between Phuket's east and west coasts, isn't in question.

5. Hospital – THB 4.3 billion (~USD 132 million)

Bumrungrad International is building a new medical and wellness hub in Mai Khao, on a 16.5-rai (26,400 m²) site less than ten minutes from the airport. It opens in two phases: 120 beds first, expanding to 212. Construction is already underway – piling began in February 2025. This matters more than a single hospital normally would, because it plugs a real gap: Phuket's roughly 400,000 permanent residents and 115,000 expats, who make up 27% of the island's population, currently fly to Bangkok for anything serious. A world-class hospital on the island removes that barrier.

6. International Schools – 13 and Growing

One of Phuket's 13 international schools — infrastructure that often matters as much as hospitals or airports in a family's decision to relocate permanently.

Phuket is already home to 13 international schools, according to Bumrungrad International's own market research. It's easy to overlook next to airports and hospitals, but schooling is often the deciding factor for whether a family actually relocates rather than just buys a holiday home. Combined with world-class healthcare arriving in 2027, Phuket is closing the gap on the two things that usually keep wealthy families anchored to Bangkok or Singapore.

7. Malls – Central Phuket + POP Phuket

Central Phuket is expanding to 500,000 m² across 110 rai in a project now valued at more than THB 26 billion, adding a doubled luxury zone and new attractions area by Q3 2028.

Nearby, POP Phuket, a THB 300M+, 5,490 m² community mall, is going up in Cherng Talay – an area already adding more than 20,000 luxury residential units at an 18.8% annual growth rate, and where expats make up roughly 80% of residents. More than 60% of POP Phuket's space is dining and groceries.

None of these seven are speculative announcements sitting on a slide deck. The money is committed, the construction is largely underway, and the completion dates cluster tightly between 2027 and 2032. What hasn't moved yet is pricing – the built environment of Phuket in 2026 still largely reflects the island that existed before any of this was announced.
